38 nights, entire furnished places. Organized by city: cabins nearby first, then apartments and lofts,
each list cheapest first. Every Airbnb in the city sections was re-checked against its own booking calendar on Oct 17: all 38 nights
open (the sauna / game room section wasn't: see its note). Places are booking fast (two of yesterday's picks are gone). Prices are estimates: Airbnb only shows a monthly
rate for stays this long (monthly x 38/30.44, before tax).
Picks
Toronto, best cabin: Tiny timber chalet, ~$8.0K, ~1.75 h. Glass gable into the forest, office, 95 Mbps wifi (the only cabin here that publishes a speed).
Toronto, best value: Minden modern lake box, ~$3.9K, ~2.5 h, plus a car (roughly $1.5K to $2.5K). Allows commercial photography. 1 bathroom.
Toronto, best apartment: King West 2-storey loft, ~$11.6K (over $10K). The Yorkville 2-storey loft was booked Oct 17; closest replacements: the Yonge & Eglinton townhouse loft (similar two-storey layout, ~$9.4K) and the Yorkville "New York Loft" (same area, ~$6.2K). Cheapest roomy city place: a renovated 3BR near the Bluffs, ~$4.8K (far east, 1 review so far).
Vancouver, closest to Ex Machina: Sunshine Coast black glass house on the ocean rocks, ~$8.5K, 1BR.
Sauna or game room: in the city they're building amenities; the real ones are in cottage country. Best value: Blue Mountain house with a barrel sauna and media room, ~$6.8K, ~2 h. Both in one: Georgian Bay private-beach cottage, ~$10.8K, ~1.75 h.
Toronto is where the Dec 1 apartment is, so Toronto (city or a Toronto-side cabin) fits best. Vancouver only if that offer dies.
Sauna or game room (8)
I read the full amenity list and description of 1,735 in-budget Airbnbs and all 163 in-budget Booking.com places, looking for a sauna, game room, console, pool table, arcade or media room. Toronto city: no house or loft with its own sauna passed the photo check (the few that list one are a basement studio, two condos whose "private sauna" is likely the building's, and a house whose "sauna" is an infrared blanket). Saunas downtown are building amenities. The one Toronto house with a real games setup that passed the photo check is the East York house below. Already on this page with a building sauna: the Church & Dundas loft, the big corner 2BR, the Village two-storey loft (it also has an Xbox 360) and the Nobu 2BR with the terrace. Vancouver big houses: I pulled every 3+ bedroom entire place open for your dates across Vancouver, Burnaby and the North Shore: 150 of them, 73 in budget, and photo-checked all of those. Only one showed a games room (below), and no private sauna turned up in the photos or the amenity lists I could read. 5+ bedroom "mansions": 22 listed, median ~$20,800 for the stay, none under $10K. On Booking.com, a "2BR near UBC with sauna, theatre and pool table" ($6,607 all-in) is a dark basement suite with carved furniture. Not finished: Airbnb rate-limited me partway, so the amenity lists of 493 listings weren't read (457 in BC: North Shore, Whistler, Sunshine Coast and the newly pulled Vancouver houses; 36 in Ontario, mostly Prince Edward County), and this section's calendars weren't re-checked. Every place below showed up in Airbnb's own search for Oct 23 to Nov 30 (Oct 16-17), but that isn't proof it's still open: confirm dates on the listing.

Toronto · cabins in the woods (7)
Modern architecture in nature: big glass into trees or water, concrete or dark wood, minimal. Every cabin needs a car: budget roughly $1.5K to $2.5K for a 38-day rental (daily rates seen at $19 to $65 CAD; get a monthly quote). No cabin between $3.9K and $7.7K made the cut: the ones in that range were rustic or dated, or wanted 3-month minimums. Ask every host about wifi upload speed and winter road access.
Brand-new modern cottage: grey corrugated cladding, double-height glass, minimal interior, deck looking through the trees to the lake, inflatable hot tub. 3BR.
1 bathroom.
Farthest from Toronto; late-Nov snow is possible, so winter tires.
Tiny, Georgian Bay · ~1.75 h · 3 bedrooms, 2 baths · 4.87 (70 reviews) · wifi 95 Mbps no commercial photography: ask
Double-height glass wall into maple forest, white walls, polished floors, Eames lounge, fireplace. 3BR plus a separate office. 8-min walk to the beach.
The only cabin on this page that publishes a speed test: 95 Mbps.
In a residential cottage community, not deep woods.
Booked since Oct 16: the Parkdale hard loft, the Corktown penthouse and the Yorkville 2-storey loft. Dropped after reading the listings: a brick loft that's an hourly photo studio, a "4BR Leslieville home" that's a basement, a King West loft and a plant-filled loft that only take long stays.
CHEAPEST Brick-walled 1BR with a backyard
~$3,967 CAD38 nights est. · $3,178/mo
Queen West · 1 bedroom, 1 bath · 4.84 (85 reviews) no commercial photography: ask
Freshly updated: exposed brick walls, hardwood floors, stained-glass window, open living and dining, private backyard patio.
ROOMY VALUE Renovated upper-level 3BR near the Bluffs
~$4,754 CAD38 nights est. · $3,808/mo
Birch Cliff, east end · 3 bedrooms, 2.5 baths · 4 (1 review) filming rule not stated

The Beaches · 1 bedroom, 1 bath · no reviews shown filming rule not stated
Private coach house behind the main house: polished concrete floors, white oak and black kitchen, sloped wood-clad bedroom ceiling. Walk to Queen St E.
Entertainment District · 2 bedrooms, 2 baths · 4.84 (19 reviews) no commercial photography: ask
Corner unit with floor-to-ceiling glass on two sides, light floors, open living and dining. Host lists 900 sqft (about 40% bigger than a typical 2BR here).
A condo, not a loft.
Parking is $150/month extra.
Rooftop pool is summer-only, so closed for your dates.
BC treats any stay under 90 days as short-term, so only principal residences (plus one suite), hotels and strata hotels can legally do 38 nights. That's why supply is thin: UniqueAccommodations wanted 3 months, Level cites 90-day minimums at some properties, and only 4 of ~160 Blueground Vancouver units took these dates.
Vancouver · cabins and houses in nature (7)
Cedar West Coast house in the rainforest
~$6,533 CAD38 nights est. · $5,233/mo
Roberts Creek, Sunshine Coast · ~1.5 h incl. ferry · 3 bedrooms, baths not listed · 4.84 (67 reviews) filming rule not stated
Cedar-shingle house in the forest near Henderson Beach: fir plank ceilings, big windows into the trees, gas fireplace, large living space. 3BR.
Warm and a bit dated inside (honey wood, leather sofa), not minimal.
Filming. A YouTube channel counts as commercial, and your plan has sponsor segments, the GTA main shoot and tech videos inside this stay. Send this before booking:
"Hi! Looking at Oct 23 to Nov 30. I'm a YouTube creator and would film videos here, including some sponsored segments: mostly just me, occasionally 1-2 crew, a gaming setup and a 3D printer at the desk, nothing mounted on walls, everything left as found. Is that OK? Also, what's the wifi upload speed? I upload a lot of video."
Cancellation. Stays of 28+ nights use Airbnb's long-term policy. The Parkdale listing's booking panel (checked Oct 16) said "The first 30 nights are non-refundable." Don't book two and cancel one. Dates. Searched check-in Fri Oct 23. Your plan has Banff Oct 22-23 and the flight Sat Oct 24: booking the 23rd costs one extra night. Wifi. Only two places here publish a speed test: the Tiny chalet (95 Mbps) and the West End corner unit (788 Mbps). Ask every host for upload speed. Cabins. You'd need a car, and winter tires for Muskoka / Haliburton late in November. The Dec 1 Toronto move adds a 1.75 to 3 h drive. House rules. Only the photography setting and a ~500-character summary were machine-readable. Read the full house rules on the listing before you pay.
How I searched
Airbnb, every entire place open for your exact dates (pulled from Airbnb's own search, Oct 16-17):
1,597 in Toronto (downtown out to the Beaches, the Junction and Yonge-Eglinton),
208 in Vancouver (downtown, West End, Kits, Mount Pleasant, East Van), and
1,487 in 12 cabin regions within ~3 h (Georgian Bay, Blue Mountains, Muskoka, Haliburton, Kawarthas, Caledon, Prince Edward County,
North Shore, Bowen Island, Squamish, Whistler, Sunshine Coast). 3,292 total.
Cut before photos: only places outside ~$1.5K to $12.5K for the stay. Everything else was photo-checked, including low-rated places and condos / guest suites in cabin country (those were skipped at first; re-checked Oct 17 after you flagged it). Photo-checked: 2,178 listings, every photo set scored for look, space for a filming setup and on-camera backdrop (cabins also for the Ex Machina look).
1,231 passed. Most common reasons the rest failed: basement suite 343, cramped 309, low ceilings 241, dated beige 194, dated cottage 150, grandma glam 77. Shown here: the best 54 Airbnbs plus one Blueground and one Booking.com place, after reading each listing (dropped: an hourly photo studio, a basement, long-stay-only hosts) and re-checking each calendar.
The next tier down is mostly decent but generic condos (also left off: two more 1BR condos with no reviews, one of them $12.2K). Double-checked Oct 17: the first pass had skipped 212 one-bedrooms and studios at $6K to $12.5K whose titles didn't say "loft" or "spacious", missed the Beaches, Yonge-Eglinton and East Van, and one dense downtown search had hit Airbnb's 280-result cap. All of that was re-pulled and photo-checked; the places it turned up are on this page now. Then I searched by layout and read the listing details (size, ceilings, bedrooms) of the near-misses, because photos alone undersold some big places; 8 more made the list that way, including the Church & Dundas loft and The Artist Loft.
Other sites checked: Blueground (Toronto stock was builder-grade condos; one Vancouver unit is listed above), Booking.com (every destination except Caledon and Bowen Island: 163 in-budget entire places photo-checked; one Leslieville townhome made the list, the rest were weaker, far suburbs, aparthotels or AI-staged),
Level / Furnished Quarters / corporate furnished (90-day minimums, no stock or shut down), Kijiji and Craigslist (lease listings, removed: not bookable for 38 nights).
Couldn't fully search: VRBO (blocks automated searches; the listings that did open were $340+ a night) and Facebook Marketplace (needs a login).
